Driveway grading on Officer clay - done right, or not done.

Officer’s Class H reactive clay moves 20-40mm seasonally. Pour a slab over it without articulation joints, proper reinforcement and a defined stormwater path and you’ll see random surface cracking by year 4. There’s no creative engineering around it - there’s the spec that works on reactive clay, and there’s the slab that fails.

What you’re building on

Class H/H1 reactive clay across Officer.

Officer, Officer South, Heritage Springs and the newer Arena Estate are all mapped Class H to H1 under AS 2870 (Residential slabs and footings). That’s the highly-reactive classification - characteristic surface movement of 40-60mm season-to-season in worst pockets, more typically 20-40mm. The site investigation for your home build will contain the exact classification; if you can dig out that soil report and share it with us at quote stage, our base spec gets sharper and we can sometimes save you money on over-engineered work that isn’t needed for your specific spot.

The seasonal cycle that does the damage.

From May through August, Officer clay wets up and swells. From December through February it dries out and shrinks. The movement isn’t uniform across a lot - it’s strongest where trees have been removed (old root zones dry out then re-saturate), near downpipes that concentrate water, and at the edges of a driveway where the slab meets unprotected garden bed. A slab that’s 4m wide will see one edge moving while the other edge is stable. That differential is what cracks unjointed slabs.

Why Officer South 1990s driveways are all failing now.

The 1990s building cycle in Officer South was before AS 2870 was widely understood at residential trade level. Driveways got poured at 75mm with no mesh, no joints, on minimal base. They survived 8-15 years. They’re now at end-of-life en masse - random cracking, slab corners broken off, edges subsided. Half our 2026 work is replacing that generation of driveway with a properly engineered modern equivalent.

Articulation joints

AS 2870 articulation joints - the non-negotiable.

The single most important detail on an Officer driveway is the articulation joint pattern. AS 2870 requires planned crack-control joints at 3-4 metre centres on Class H/H1 sites. The principle is brutal in its honesty: the slab IS going to crack. If you don’t pre-define where, the clay will decide for you - usually across the middle of the parking bay, diagonally, ugly.

What a proper articulation joint looks like.

  • Full-depth saw-cut (not a surface score line) within 18-24 hours of pour.
  • Cut depth at least one-quarter of slab depth - for a 100mm slab that’s 25-30mm.
  • Straight line, perpendicular to the long axis on a typical driveway.
  • Spaced 3-4m apart, with no panel longer than 1.5× its width.
  • Filled with a flexible polyurethane sealant after 28-day cure - never rigid mortar.

Reinforcement that bridges the joints.

Under AS 3600 (Concrete structures), the SL82 mesh sits at mid-slab depth, continuous across articulation joints. The mesh holds the slab together during clay movement so the joint opens by fractions of a millimetre, not catastrophically. For crossovers and heavy-vehicle areas we step up to SL92 mesh and 125mm slab depth per Council spec.

Stormwater & cross-fall

The 1:50 to 1:80 rule.

Water management is the second half of Officer driveway design. A perfectly jointed slab that ponds water at one corner will still fail - the saturated subgrade clay swells locally, lifts the slab edge, and you get a crack right where the joint should have done its job.

Cross-fall.

Minimum 1:80 (1.25%) cross-fall from house side to street side on a typical Officer driveway. We prefer 1:60 (1.67%) where lot geometry allows. Water has to clear the slab in minutes, not sit in shallow puddles for hours.

Longitudinal fall and stormwater cut-off.

Longitudinal fall toward the street typically sits between 1:50 and 1:80 depending on the height difference between the existing crossover and the garage threshold. Where the lot falls toward the house, we install a stormwater cut-off - a grated linear drain set across the driveway near the garage, piped to the legal point of discharge, so water never reaches the building line.

Edge detail and ag-drain.

The garden-bed edge of an Officer driveway gets an ag-drain - a perforated subsoil drain wrapped in geotextile, set at slab edge level and piped to legal discharge. This stops the garden-bed moisture from saturating the clay at the slab edge and lifting the slab from underneath. It’s a $400-$700 item that saves a $3,000 re-pour at year 6.

What we won’t do

Quotes we walk away from.

Some Officer paving enquiries we politely decline. Not because we can’t do the work - because the spec being asked for will fail, and we’d rather lose the job than put our name on a year-3 disaster.

  • Slabs poured on uncompacted spoil or wet subgrade - base prep is non-negotiable.
  • 75mm slab on Class H clay with no mesh - the original Officer South spec that’s failing en masse now.
  • Articulation joints >5m apart on reactive clay - guaranteed random cracking.
  • Driveways graded toward the house with no stormwater cut-off.
  • Mortar-bed stone over a slab without expansion joints in the stone matching the slab joints below.
